Plans, specifications and details must be developed in order to create a firm bid.
Time required for designing, plans, specifications, details and estimating will be billed at a rate of $45.00 per hour.
The time required to create estimate may be decided and approved during initial consultation and assessment of project scope and prior to commencement of estimate.
This fee is designed to lower the prices for paying customers. While others may offer free estimates for their services, this firm specializes in highly custom projects which require a great deal of planning, designing and calculating which takes a certain amount of time. This time is covered under the companies’ overhead and is ultimately paid for by paying customers or by myself which is not fair to my loyal clientèle.
Estimating tasks may include but is not limited to the following items:
Planning includes measurements of existing conditions, examining existing materials and details, shop drawings of objects to be fabricated, architectural details, course of action required to complete project.
Design includes analyzing existing conditions and styles and incorporating clients desires to create a fresh idea, deciding which materials are to be used and how the overall project is to look.
Specifications include providing research to find appropriate materials, products and methods of construction relevant to project. Includes documenting and specifying detailed descriptions of materials to be used, manufacturer and model numbers, colors, finishes, etc
Materials list includes quantity calculations, material types, dimensions, product names, part/model numbers, and other pertinent descriptions.
Labor listed per line item showing descriptions of tasks involved, construction techniques to be used, number of units required, man-hours per unit, and cost per man-hour.
Equipment listed showing rates per specified time periods.
Value Engineering may be provided as a service to use alternate materials and construction methods in order to bring costs down with minimal affect on job quality.
If design/estimate is accepted then amount received will be credited to the project being estimated.
